LOCAL HOUSING SALES ACTIVITY CONTINUES UPWARD TREND Sales Volume Exceeds Billion Dollar Mark in 2010

Park City, Utah – January 28, 2011 – Real estate sales in the Park City area, as reported by the Park City Board of REALTORS® Multiple Listing Service, surpassed the billion dollar mark, putting 2010 as one of only six years where real estate sales reached that benchmark.

Overall sales dollar volume for 2010 was $1,009,582,720, up 16% from $867,430,118 for year-end 2009. The number of sales continues to trend upward across the board for almost all property types, with 1421 closed sales for 2010 compared to 1131 in 2009 and 1341 in 2008.

Current activity levels are as high now as they have been in the last three years. The most significant increase in number of units sold is in the vacant land portion of the market, up 60% in 2010 compared to 2009. However, sales of single family homes also saw significant gains, up 26.4% from 2009 with 652 units sold compared to 516 units sold in 2009. While single family homes actually saw a modest increase in median price, median prices are still down in most market segments. “Buyers are recognizing value, which is creating a flurry of activity and increase in number of units sold,” remarked Patrick Giblin, President of the Park City Board of REALTORS®.

While the National Association of REALTORS (NAR) is reporting a regional drop of 1.5% in existing home sales for the West, Park City’s real estate market continues to recover far above the pace of the regional and national real estate economy. Local sales figures continue to reflect buyers demand to own in the Park City market.

Sales of Single-Family Homes

Single family homes continue to be the strongest part of the market at 46% of all sales for the year, and 54% of total dollar volume. These figures reinforce the unique aspect of our market as both a destination resort and desirable year-round residential community.


Median Price

Median prices for all property types are down just under three percent compared to one year ago, with average prices down a little more than seven percent. Prices in individual areas vary and certain neighborhoods have found their bottom. Buyers are taking advantage of new technology by signing up for automatic price change alerts through their agent and then are prepared to act on that information. Giblin added “activity is still dependent on pricing your home correctly.” There are indicators that prices may show a marginal increase in the coming year.


Lot Sales

The largest surprise of the past year is the major correction in pricing seen with vacant land. Median prices for all areas dropped 43%, with some areas experiencing 50-60% declines in vacant lot median prices in just the year from 2009 to 2010. These huge price declines resulted in a large increase in the number of lot sales, with sales increasing 60% for all areas. Again, with such large price declines and a corresponding increase in the number of sales, it could indicate that we are near or at the bottom of the market for lot pricing as well.


Foreclosures

Although the number of Notices of Default (NOD’s) dropped in 2010 by 32% in Wasatch County and 20% in Summit County compared to 2009 levels, foreclosures continue to be a significant portion of the market. Bank- owned and short sale properties account for only about 10% of the total properties for sale, yet they made up 35% of all sales in our market in the second half of 2010. These properties are priced very well and frequently attract multiple offers. On a positive note, this means that close to two-thirds of our sales are market rate.  Foreclosures will remain a major factor in the Park City market in 2011, but it is anticipated that those numbers will decrease during the year as we move to a more stable market.

The outlook for 2011 is more of the same as what was seen in 2010. According to Mark Seltenrich, 2010 Board President, “The market will continue to be very price sensitive with properly priced properties selling. It will continue to be a buyer’s market, and excellent deals, while becoming more rare, will still be able to be found.”

Interest rates remaining at record lows coupled with positive economic indicators are helping to drive the activity levels Park City is experiencing. Pricing, however, seems to be the driving force to getting a buyer to act. The number of sales could continue to rise in 2011, and the stage could now be set for a slight price increase to occur in 2011.

Market for Vacation Homes Is on the Rise

Sales in many vacation communities across the U.S. soared last year to levels not seen since boom times, driven by deep discounts, cash purchases and buyers’ rising stock portfolios.

On Mercer Island, Wash., waterfront sales nearly tripled in 2010, compared with a year earlier, reaching par with 2006 volume there. Sales on Hilton Head Island, S.C., rose 14% for the year. Palm Beach, Fla., experienced a 40% annual increase and a 54% increase in homes under contract, indicating an especially strong fourth quarter. Palm Beach sales volume now is comparable to its 2007 peak. These figures were gleaned by brokers in each locale.

“The proverbial train has left the station,” said Ned Monell, an agent with Sotheby’s International Realty in Palm Beach. “We haven’t felt energy like this in a long time. Buyers sense that they’ve been on the sidelines long enough.”

The question now is whether the momentum will last. The strength of second-home sales paints a stark contrast to the overall housing market, which is expected to worsen in 2011.

Existing-home sales in November rose 5.6% on an annualized basis, according to the National Association of Realtors, a trade and lobbying group. Last month, the Case-Shiller housing index of 20 cities showed prices across the U.S. fell in October, and most analysts predict another 5% to 10% slide in the coming year.

Data for the nationwide vacation-home market aren’t tracked regularly. The National Association of Realtors conducts an annual survey of home buyers, but results for 2010 won’t be out till March.

Yet the market for vacation homes, based on local sales data, appears to be booming. The comeback, NAR economist Lawrence Yun said, has been helped by gains in the stock market and an improving economy, which have made wealthier Americans more upbeat about the future. “It also implies that prices in some markets have come down so much that people are fighting for those properties,” said Mr. Yun, noting that demand is strongest in areas close to stable labor markets.

According to the NAR, one in 10 real-estate transactions in 2009 was for the purchase of a vacation home. And though a small fraction of the overall market, it is significant because vacation homes are often big-ticket properties and attract discretionary buyers. Just four houses sold last year on Madeline Island, Wis., for example, but the island’s average dwelling sells at two to three times the price of the county average, said Eric Kodner, a realty broker on the island.

Sales of second homes are showing an uptick even in more-affordable communities. In some locations, prices are even inching upward. Cape Cod sales climbed nearly 9% in 2010 from 2009, while prices rose 7%. Monroe County, Pa., in the heart of the Pocono Mountains, saw a 3% decline in transactions, but its Lake Naomi resort community was up nearly 15%. A one-acre plot off Lake Naomi recently fetched $1.1 million, a record deal for the area.

Still, in most markets where demand has improved, prices haven’t. For Realtor Andy Twisdale in Hilton Head, S.C., it is too soon to rejoice; prices are down almost a third over the past five years. “People are buying at the very low end of the product,” he said. “The financing is very difficult. Banks are requiring 25% down and crystal clean credit.”

Buyers who qualify or can pay cash say this is the time to take the plunge. On New Year’s Day, the Makarewicz family arrived in Pocono Pines, Pa., to look for a vacation home. They already own their primary residence in northern New Jersey and own a property in Damascus, a northeastern Pennsylvania town along the Delaware River. But the family says the latter doesn’t offer enough things to do: Not enough shopping. Not enough activities for kids. Not even enough fish.

“How’s the bass here?” Joe Makarewicz, a vice president for sales at a financial-services firm, asked Re/Max Realtor Rob Baxter as the two looked at floor plans.

The family plans to sell the Damascus house, which would allow them to pay cash for one near Lake Naomi. The resort community at Lake Naomi boasts pools, tennis courts, a recreation center and a golf course—and is equidistant from New York and Philadelphia.

Some second homes had been stuck on the market because sellers wouldn’t budge on price; unlike owners of primary homes, they often aren’t in a hurry to move.

“Sellers have become aware that they have to price their homes accordingly,” said Harald Grant, a senior vice president at Sotheby’s in New York’s ritzy Hamptons region. “There’s a perk in the market because a lot of prices have come down to where they should be.”

This shift became clear to K. David Hirschey, who runs a consulting business in Minneapolis, as he hunted for a home on Madeline Island.

After competing in a summer swimming competition on the island, Mr. Hirschey decided to buy a home there, perhaps to rent it a few years and maybe retire there eventually. The first offer he made was rejected, he recalled, because the seller said, “We don’t negotiate on properties here.” The same thing happened with his bid on the next house.

Then he found a third property—four bedrooms, three baths—that began as a sale by owner, was taken off the market, then relisted under one broker, then another. It had been initially priced at $1.25 million, and remained on sale for two years.

“When I saw it, it was listed at $687,000,” said Mr. Hirschey, a father of four children. He offered $530,000, furnishings included. “They wanted to negotiate and I said no,” he said.

The tactic—an all-cash offer—worked, and Mr. Hirschey closed on the house in November, just in time for his family to spend the holidays there.

They traveled  from the beaches of Mexico to the wilds of Kurdistan, the places on this year’s list take you to the end of the world and back. Park City’s new hotels, including the Montage Deer Valley, St. Regis, Waldorf Astoria and Hyatt Escala Lodge have put Park City on the map of luxury destinations.  They also mentioned the expanded terrain at Canyons Resort and events at area ski resorts make on-mountain exploration imperative.

Park City Snow ReportsWhat a storm!

Park City has been hit with incredible snowfall, up to 24″ in the past 24 hours, and it’s still snowing. Deer Valley Resort reported that since the storm started early this morning it has been going strong; dropping 24 inches by 2:30 p.m.!  Ontario Bowl was the place to be today!

Call in sick with a case of Snowmonia. 18″ overnight and a storm total of 20″. Forecasts calling for 3-7″ tonight. It’s DEEP and only getting DEEPER!

Forbes ranks Utah as best state for business

Utah has moved into the top spot on Forbes magazine’s list of the “best states for business and careers.”

Virginia topped the list all four years that the business magazine has ranked states based on factors such as economic climate, quality of life and cost of doing business.

The magazine said Utah moved into the top spot primarily because Virginia’s business costs — mainly labor and energy — crept up over the past year.

Although Utah’s economy has suffered during the recession — unemployment is at the highest level since January 1984 — it is better off than much of the country. And things that matter to businesses — such as tax rates, labor force and utility costs — stack up more favorably in the Beehive State than all other states, the magazine said.

Along with Utah’s “business friendly” environment, Forbes also cited recent expansion announcements by major corporations that are investing millions and hiring thousands in Utah. It noted that investment banking company Goldman Sachs is growing in Salt Lake City, while companies such as Adobe, Oracle and eBay are making substantial capital investments.

Behind Utah and Virginia in the top five are North Carolina, Colorado and Washington.

This is another great reason to bring your family to Utah.  Park City is just 30 minutes to Salt Lake International Airport.

– In anticipation of the upcoming ski season, Canyons, a Talisker mountain destination, is pleased to announce the launch of two new, state-of-the-art lifts, a new direct-connect gondola, expanded terrain and vastly improved snowmaking capabilities. This is the very first phase of the re-creation of Canyons. Anticipate several future significant announcements including dramatic food and beverage news.

Orange Bubbled, State-of-the-Art Lift – First of its Kind in North America

Just outside the Grand Summit Hotel, the new lift is a marvel of engineering and will be the first of its kind in North America. One of the most technologically advanced chairlifts in the world, the bubble enclosed, quad lift offers unmatched visibility, safety, and design and includes sophisticated comforts such as heated seats. The weather protecting orange bubble will evoke the feeling of being inside a pair of ski goggles as it transfers guests from the steps of the Grand Summit Hotel to the mid-mountain Lookout Peak before continuing uphill to an ending point just south of the current Sun Peak lift. The new lift will be a visually stunning addition to Canyons and will increase the uphill capacity from base-mountain by a staggering 47%. Most importantly, the new lift will allow skiers to get to the very top of the mountain in just nine minutes – a far more timely, simple and elegant fashion than ever before.

New Direct Gondola Connection from the Center of Canyons Village – First Phase of Village Re-Creation

A new gondola portal has been created, located immediately across the village center from the Cabriolet Lift, it will create a direct-connect gondola that transports guests from the center of the village to the Red Pine Lodge. This will provide a far more simple and fluid process for transporting guests onto and off of the mountain. In addition, the gondola cabins will be upgraded.

300 Acres of New Skiable Terrain / Iron Mountain Lift

Utah’s largest resort is getting even larger and more exciting. The southern-most part of Canyons will see the construction of another new detachable quad lift, which will provide guests with access to an additional 300 acres of northwestern facing skiing and snowboarding terrain. Ten runs, ranging from intermediate to expert to gladed tree skiing will bring the total number of runs to an impressive 176. Timberline Lift will allow guests to ride in either direction and provide easy access to the south side of Canyons. This will allow guest to move around the mountain more easily.

New Snowmaking Enhancements

In addition to Canyons’ almost 400 natural inches of some of the best snow on earth and existing snowmaking capabilities, Canyons is constructing a 20 million gallon reservoir to ensure a consistent skiing and riding surface particularly in the early and late stages of the season. The reservoir and additional infrastructure investments will more than double The Canyons already significant snow making capabilities.

Canyons Ski Beach

The Ski Beach, located between the base terminal of the new direct-connect gondola and the new high speed, state-of-the-art quad lift, will become a gathering place for the beginning and end of the day. Along with Talisker’s award winning culinary team, Canyons will provide guests the ability to enjoy everything from breakfast to an après ski cocktail in a truly beautiful and breathtaking setting viewing up the mountainside.
